Southport's Housing Market Insight 2022 by Michael Chaplin.
"During the past two years, the Southport property market has consistently exceeded expectations, this trend has continued in 2022.
Southport is a highly desirable location with excellent transport links, fantastic amenities offering good value for money when comparing it to other North West locations. Birkdale, Ainsdale, Churchtown, and Formby areas, in particular, remain strong and with a wide variety of potential buyers at all price points.
High on the list for buyers is a home providing a balance of work and living spaces, gardens with space for entertaining while looking at the external factors such as good schools and leisure amenities. Rising travel costs make Southport more attractive as so much is available locally.
It’s a great time to put your house on the market, there’s a lack of stock which is the principal deterrent for many not entering the market despite the desire/need/want to sell or buy. Some homeowners have accepted offers and are struggling to find a place to buy and these conditions have made others rethink a move, all of which have exacerbated the shortage of stock. The result of this has supported house price growth which otherwise may have faded as the stamp duty holiday came to a close.
In the short term, this scarcity of supply seems to be the biggest threat to the market’s tempo remaining lively. Ultimately, buyers/sellers are on a double-edged sword, hesitant to enter the market due to the lack of supply for their onward purchase but then not being in a position to purchase when that property does hit the sales market.
This is why I would strongly advise any potential seller to call and chat through options, we will be able to offer the best advice in terms of pricing, marketing, and managing expectations of any potential buyer, so you are able to achieve the best price for your property at the same time positioning yourself to be able to proceed forward with your next, hopefully, dream move...
